Job Summary:
The EVP of Land Acquisitions will play a critical leadership role in building and leading the land acquisition function for a fast-growing off-balance sheet residential lot development company. This individual will be responsible for creating the systems, processes, and strategy for identifying, sourcing, and acquiring land opportunities that drive deal flow and revenue. The SVP will ensure seamless execution from deal origination through lot delivery. This role requires a proven land acquisitions expert with strong market knowledge, exceptional relationship-building skills, and the ability to develop scalable frameworks to support the company’s long-term growth.

Qualifications:
- Bachelor’s degree in Real Estate, Business, Finance, or related field; MBA or advanced degree preferred.
- 10+ years of land acquisition experience with a Top 50 National Homebuilder or a Land development firm strongly preferred
- Experience in building a Team strongly preferred
- Proven track record of sourcing, negotiating, and closing large-scale land acquisition deals.
- Strong financial acumen with expertise in deal structuring, underwriting, and market analysis.
- Deep understanding of residential land development and entitlement processes.
- Established network of landowners, brokers, and municipal contacts in target markets.
- Exceptional negotiation, communication, and relationship-building skills.
- Demonstrated leadership experience building teams, systems, or processes from the ground up.
- Ability to thrive in a fast-paced, entrepreneurial, and high-growth environment.
- Strategic thinker with strong execution skills and revenue-driven mindset.
Essential Duties and Responsibilities:
- Develop and implement the overall land acquisition strategy, systems, and processes for the company.
- Responsible for Negotiating Lot Purchase Agreements with our Homebuilder counterparties
- This role has P&L responsibility for the revenue growth of the company
- This role is responsible for the growth and management of a Team of regional Acquisition Managers
- Lead deal sourcing efforts by identifying, analyzing, and securing attractive land opportunities.
- Build and manage a strong pipeline of acquisition targets through networking, business development, and industry relationships.
- Conduct financial, market, and feasibility analyses to evaluate potential land deals.
- Negotiate land purchase agreements, joint ventures, and related transactions.
- Collaborate with internal teams to ensure smooth transition of acquired deals into development and operations.
- Establish relationships with Homebuilders/Buyer, landowners, brokers, municipalities, and industry stakeholders to support acquisitions.
- Develop and manage key performance metrics to track acquisition activity and deal performance.
- Partner with senior leadership to forecast acquisition needs aligned with company growth targets.
- Represent the company at industry events, conferences, and with external partners to enhance visibility and deal opportunities.
Preferred Qualifications/Skills:
- Experience leading large-scale, multi-state residential land acquisition and development portfolios.
- Familiarity with high-growth markets such as TX, FL, NC, SC, NJ, PA, DE, and TN.
- Experience optimizing acquisition processes and implementing scalable systems for deal flow management.
- Professional certification in project management, real estate, or finance is a plus.
- Demonstrated ability to build, lead, and mentor acquisition teams across multiple regions.
- Advanced negotiation skills for structuring land purchase agreements, joint ventures, and partnerships.
