JOB SUMMARY
We are seeking a highly motivated and organized Part Time Property Manager to oversee operations at a Mobile Home Park in the Bossier area. The ideal candidate will have hands-on experience managing multi-unit properties and a strong ability to balance on-site responsibilities with administrative tasks. This role requires someone who is customer-focused, computer savvy, and capable of handling everything from prospect leasing and resident relations to payment processing and maintenance coordination.

ESSENTIAL DUTIES AND RESPONSIBILITIES
Leasing & Marketing:
- Answer phones and respond to resident and prospect inquiries in a professional, friendly manner.
- Conduct regular leasing efforts, including walk-in tours, follow-ups with prospects, and managing online leads.
- Process rental applications promptly using AppFolio or similar property management software.
- Prepare and review lease documents and move-in paperwork to ensure accuracy.
- Check in and check out RV park guests, ensuring all information and agreements are in place.
- Maintain occupancy targets through creative marketing strategies and community outreach.
Site Visits & Property Oversight:
- Visit the property in North Shreveport 1–2 days per week to ensure site standards and curb appeal are maintained.
- Conduct regular property walks and inspections to ensure cleanliness, safety, and maintenance needs are addressed.
- Monitor and follow up on service requests to ensure timely and satisfactory completion.
Resident Relations & Community Oversight:
- Build strong relationships with residents and maintain positive community engagement.
- Stay on top of resident issues, enforce community rules, and follow up on complaints or concerns.
- Deliver notices and follow up on any violations or unresolved matters.
- Assist in resident retention efforts, including coordinating community events or resident appreciation efforts when applicable.
Payments & Financial Responsibilities:
- Accept and process rent payments and security deposits in accordance with company procedures.
- Post payments accurately and ensure daily deposits are made.
- Monitor delinquencies, follow up on late payments, and initiate the collection process as needed.
Office Operations & Compliance:
- Maintain organized resident files, vendor records, and compliance documentation.
- Coordinate preventative maintenance schedules and vendor services (e.g., lawn care, pest control).
- Ensure all vendor insurance and W-9s are up to date.
- Meet with inspectors or local officials as required for compliance or safety checks.
- Support new employee training and staff development as needed.

- One year of Property Management industry experience
- Excellent customer service skills
